20% rent increase for crumbling flat

I’ve been living in my current rental for a few years, and the rent has gone up from $450 to $550. We live in a nice area, but the flat is full of cracks and there’s probably asbestos in the building too. I know that landlords need to increase rent, but doing it by $100 per week is a lot. We have been good tenants, always paying on time and always giving notice when something breaks, etc. There has always been a level of trust. So this is disheartening! Now I am waking up in the middle of the night worrying about rent increases and potentially having to move, and it is stressful. Our budget is already on the cusp of not working due to the cost of living in Australia right now.
